NO title insurance NO going through escrow or a lawyer all my deals myself and staff we did the closings and prepped all the necessary docs to transfer title and took the deeds to the county and recorded them ourselves, sent courier to the Trustee service or Lawyer office with the cashiers check to pay the loan off or bring it current. . .

You are NOT paying for our labor and materials , its much more than that , office staff , trucks , tools , insurance , taxes , benefits , health insurance , etc are all part of the price .

The price per sqft is very high for an office built out for medical use.. however, there is an in place tenant paying strong rent with 3% increases for 10 years (close to 7% cap, NNN)What I don't understand is why the tenant agreed to pay close to 2X market comps in rent in price per sqft per year for this facility.
