Personally I have never used anyone that I didn't have some reference for, a person or several who had worked with that lender in the past and had closed completed deals, and I would never use anyone blindly. 

There are countless people looking for investors and if the those investors don't know what they are doing it can be the blind leading the blind.  

You have to do some effort and think, analyse, and justify any action you take before blindly taking action.

If you want to be a successful RE investor, you need to learn to take control of the due diligence process, and you cannot blindly trust that others will handle due diligence for you (hopefully they will, but ultimately, the buck stops with you). 

You can either do what everyone here tells you.. target anyone and everyone blindly, without logic, common sense, strategy or intelligence and keep pestering thousands of people for just one deal... or be like an engineer, scientist.. or a smart person in general...Isolate the right audience, and then approach that RIGHT audience with the RIGHT message.Logic no?

They send someone out that notes all the service required (cleaning, holes in wall, broken blinds, bulk disposal, carpet cleaning, landscaping, etc etc) and a price to fix it all.

And often that agent "told you so" because you found an equally novice agent who has "as much as" how ever many dozen months of R.E. experience, part time, between there day job, ie "the blind leading the blind".
