Our taxes are done by professionals but for $75/m I was hoping for better communication. 

The buyer and their insurance agent are not communicating properly.

They want fast maintenance and good communication.  

The ethically correct thing to do would have been for Kirt to communicate to us during our initial consultation that we were not a good fit for the program given that we were already too advanced.

I tell them who I am, how and where they can pay rent, how they can communicate with me (ordinary vs. emergency), and that I need to perform an initial inspection of the property within one week.

He is experienced, neat, great with budgeting, communicated well, and timely.

However, you likely have a stipulation in your contract (or should ask for one) where they communicate with you first about repairs over $300 and you can definitely ask for multiple bids if you're looking to do something like replace an HVAC system.  

Again I am playing the REALTOR hair because I have my license, however a wholesaler would just communicate to a licensed real estate agent of what to say when an offer is given to them.
