@Omri Avital, I would start by trying to talk to your investor contacts that were buying your wholesale deals.  

For some reason, they think a bigger group is better and then in three days, every wholesaler and scammer is posting links to their BS.

If you want to go the house flipping route, I may have some wholesalers for you.

I stay away from secondhand and thrift places, and make friends with contractors that get huge discounts at supply stores (sherwin williams, plumbing wholesale) Sometimes buying in bulk and selling what you don't need is a great way to meet people doing the same thing as you. 

I’m really just interested in finding more investor friends in my area ! People I can learn from and really build an honest working relationship with ! The only reason I’m even on this path is because God put me here ...

For those using a LLC to acquire fix-and-flips, wholesale, or deals you don't anticipate holding long term:Are you utilizing your home address or a virtual business address?

Why pay $20k when you can join a local REIA for a fraction of the cost and meet with wholesalers / realtors to funnel tons of leads your way?

Lastly, anyone knows any wholesalers that focus in the area?

There may be other ways to structure it, but yes, FHA would require him to qualify on income but if he has not been earning income as a wholesaler for 2+ years and has two years of tax returns to show for it, it is unlikely he would qualify.
