Indy investors -do you have a good concrete contractor who can do mud jacking?  

This is actually incredibly important in places like NYC where you can buy an Investment property that you think is great at a reasonable Cap Rate but failed to see that it is right next to a high crime or undesirable area such as next to a homeless shelter.

Therefore they don't depreciate unless they're in a blighted or undesirable area or no longer in the path of progress.

The walls have had drywall mud put on them to smooth the texture out.  

GCU has don a marvelous job of improving an otherwise undesirable area!

If you re reinvesting your  cashflow your portfolio will grow, even if individual properties do not appreciate.Why is the NOI so undesirable on these properties? 

PM was vigilant in removing an undesirable tenant and reducing amount of lost rent.

Dirt/mud and heels don't work well.

So, it's very important to look for those little mud tubes and see how high they might have gotten. 

What I mean is that almost all of the leads are very undesirable properties to begin with, and then they're just bad leads for the standard reasons.
