The group I'm a member of now passes the mic each meeting where members and visitors introduce themselves and answer a simple thought provoking question.

I do love this market, it is a high demand area with many bustling scenes and great weather, and IMO fairly recession robust because it is more of a high end destination, meaning most visitors are not as affected by downturns.

We have codes that require us to use impact windows or suitable storm protection. 

Hi Alex, is it not possible to either visit or call your local Building Department (I'm guessing in Brookhaven) and ask for the certificates of occupancy for your property's address?

The thing is with 10 million+ visitors a year to that area, you get all kinds of folks.  

If you don't have an existing network that supplies you with new deals, you can go to any of the crowdfunding sites such as Crowd Street, Real Crowd etc. and/or you can join an investor club.If you're conservative, then it takes a lot more work to locate the few that you might find suitable.

Also let it drop that they won't be getting a good recommendation from you in the future which will impact their ability to find a suitable rental going forward.
