Im not a flipper but I've done a few projects that required short term loans and have found that private money is:  1. cheaper, 2. more flexible, 3. excited to be part of the journeyPeople would rather pay a stranger who would happily foreclose on you 10-14% but hesitate to ask their own Aunt if she would want to make invest at 9%. 

A few things I do personally for clients is: create a P&L, market to my buyers list, pre-market the property online where the target audience is, and make a plan for bookings and the booking calendar to minimize losses while up for sale and operating simultaneously.

You can use a calculator online to find out the principal and interest payment then just add annual taxes and insurance quote into the payment.

I like the idea of starting local since I know the Miami Beach area well, and buying a studio like the one I’m renting feels like a safe first step, so I’ve been looking at similar properties to what I currently rent online and running numbers.

Also, for recommendations and local attractions, i would recommend creating an online guidebook and putting the link in the message.

My wife complained I share too much and always go out to lunches w/ strangers.

Should we do this or would it be better if we designed a postcard online to send out?
