I would like to consider acquiring a property at a tax sale, and do not mind waiting out the 6-month redemption period, assuming the chances are high that I will indeed end up with the actual property at the end of the 6-months, if that makes sense?

You could also offer to let them pay rent on the 1st and 15th, but stress that it MUST be paid on the 1st and 15th of each month-no grace period.

Some other investors recommend doing a 20-25 year amortization period on the loan which helps cash flow a ton.
