If they sell the house now, it would be tax free because they live there for years and the gain doesn't exceed the limit.The question is, if they gift the house to me today while the house is worth 300k.

Oh, and about recent deposits- depends on the bank, but if they pick up on the big deposit you can get a letter from your parents saying it was a gift to pay towards the house (which sounds like the truth in your situation if they’re not requiring payment).
