Help me get better please: Long Distance

Good Morning,

I was hoping you guys could help me with my approach here. You guys have a lot more experience and id love to extract as much knowledge as possible for those willing to help. Lets say I am looking at the listing below in Houston Texas. You currently do not have a team in Houston Texas but the price is compelling and the house could cash flow nicely provided the house is repairable. What would be your next move? Please help me think like an experienced investor if possible.
