When i refer to a portfolio loan, i generally mean a package of properties under 1 loan.

The deal is a percentage of sales lease with a widely known class A franchise in the restaurant/food industry (sale lease back).

My strategy is not to make money per se on the coin ops, but part of the overall housing package that I provide to the tenants. 

Anyway, just food for thought.

@Garlin Smith If you are looking for the complete package - acquistions, rehab & property management under one roof - ie: an excellent turnkey company, then there is one in the area I can recommend.  

@Michael Plante Many I know sell the home and land as a package or sell the home but rent out the land.

Beautiful kitchen w/island, granite counter, stainless appliance package, island & dining space.

People don't go to the grocery store or gas station and expect to get food and groceries for free because they're sick. 

While doable, it really makes things a pain when you decide to sell one of them out of the package in the future.

I can't sell houses for 200k when it costs me 220k to build them.. so you have to build higher up the food chain where the $/sf is higher.
