I think you're a guarded and careful person, but residential rental real estate is a kind of dirty business.

I’m a family man also with a couple teenage kids,, I feel if I can get more properties now, it’ll help my kids to own & live in one of those properties that they wouldn’t be able to afford 1,2,3, or 4 decades from now when I am gone..

One of my commercial RE agent friends  here moved out there. 

If you are both not fully on board, your spouse will resent you because this was not his/her idea and you are still living on concrete floors or sharing 1 bathroom, etc. - just the inconvenienced existence of fixing up one project at a time.

If the current wood ones are ok leave them.

It's a great strategy if you aren't paying a premium for being adjacent to a college campus over other similar areas.
