There are a lot of websites that monitor/ aggregate crime statistics. https://www.raidsonline.com/Websites like raidsonline aren't perfect indicators (for example, crime rates downtown appear high but the same market supports some of the most expensive apartments/ homes in Lexington), but they can be a useful starting point. 

The idea is to set the tenant buyer up with a mortgage broker right away so that they can monitor their progress and help them clear up the negative items on their credit report.

Aside, what I don't know (and would like to know if anyone has tried it) is what happens if the companion unit is attached to an existing duplex - not sure whether that would trigger commercial requirements (MEP plan, fire alarm monitoring, etc). 

I've had foundation repair recently due to the extreme heat over the summer, neighbors are friendly in my area and also help with monitoring my short term rental.

IF so, your property management company should be able to quote the work, and monitor it. 

We have an app that we now use to remotely monitor water usage for bill back purposes.

Bigger Pockets has some great state forums and usually there are good locals that monitor those.

I went the submeter route and am very happy with True Submeter, they send you the kit to have installed by plumber. https://truesubmeter.com/Then they monitor usage via the cell network and send you the bill (or your PM) to then bill the tenant.

See that's the key, young blood being trained correctly, mentored and monitored much like how appraisers do it, the model doesn't really exist in real estate, not on scale at least.
