No maintenance items other than replacing one microwave and dishwasher in the last 6 years, and painting the exterior once. 

I got a quote from a painter for $4700, and Furnace for $3300, Refri $1100k, Stove $800, dish washer/microwave/disposal $550, refinish hardwood floor and starway $2500, Kitchen Cabinet $2400, counter top $400, lighting $500, security alarm $400, landscape $1800, bathroom wall and floor tiles,Kitchen vinyl floor plus laundry room tile total $1200, refinish bathtub $500, New windows $800, new doors 2 of them $250, toilet+vanity $700,Kitchen and bathroom faucet $260, all new locks $300, roofing(patch up garage) $250, all other materials such as concrete(patch up drive way) sheetrock and others $2000. total $24710.Plus I am paying my contractor $200 per day to remodel the kitchen and bathroom with some plumbing and electrical works.

Here is what can break...water heater, garbage disposals, ovens, fridge, dishwashers, A/C, plumbing, electrical switches, microwaves, faucets, handles, knobs, cabinets, closets, shelving, latches.

I found BrandsMart USA to be the cheapest, each set includes microwave, stove, dishwasher and refrigerator cost me ~$1900 (Amana brand).‎I would love to use better quality appliances such as GE, Frigidiare, Whirlpool, Maytag and LG but I find it hard to spend $3-6K on appliances.

Tenant had texted me couple days ago that when they use the microwave it trips the breaker, etc. 

All cabinets from Lowes & were slightly damaged $980 (I'd been collecting them for a few months).Laminate counter tops $200.Appliances were a Samsung deal for another flip we're doing so we added these to the order.Fridge $425, Stove $325, DW $400 Microwave $23 ( It was a $249 Frigidaire Gallery unit but side was dented & I did some sheet metal repair).

@Tyeisha Thomas Could you put a little folding table in there with an electric skillet, toaster oven and a microwave? 

I made the place nicer than the last owner had it but was hesitant to put that kind of money into it not knowing if I would get the return as it is a small space.I had it on my radar to switch to a stainless steel fridge and I have the stainless microwave.
