In California, there is a penal code section 594 provides that any person who maliciously damages or destroys the property of another is subject to fines and/or imprisonment.This penal code is used especially on properties that were sold at auction.

They still do many things (escrow funds, transactional processing compliance (Accredited Investor Verification, Know Your Customer (KYC) Checks, Anti Money Laundering (AML) Checks, Investor Suitability Checks, Transact Offerings, bad actor checks), due diligence, data retention, etc.

Until there is case law backing up the idea that intent determines if you fall under the Act or not, I think you are playing with fire.

Generally vandalism is damage that is caused with malicious intent (check your policy definitions).

The Dish thing would really piss me off, but he might not have known and it might not be malicious (though this guy seems like he is possibly high maintenance.) 

Last night I was a guest of a fellow real estate investor (and former child actor) to the world famous Magic Castle in Hollywood.

Lots of bad actors have been pushed out by the legitimate companies.
