You would end up easily spending $1,500 (or 15% of your nest egg) on a round trip flight, hotel room, car rental, etc.  

It's a quick flight away that I can write off.  

At least you are a short flight away...I think you should have thought this through a little better than buying it then trying to figure out how to manage the rehab remotely...

I however live out of state, I'm looking to book a flight in in the next week or two, and hit like 10 properties in 3 or 4 days. 

If you start to budget $2K (for round numbers) for a round-trip flight/car rental/hotel/etc. you can eat away (on a percentage basis) at the nest egg pretty quickly.  

They will have to sell you some over priced property to pay for your flight ...Lol

As for Chi, just 8 hours down 65 or a cheap 90 minute southwest/American/united flight.

@Ethan Schneider This may be oddly specific but I have typical "airline miles" card on the carrier with the (generally) cheapest flights to where my out-of-state multifamily properties are located. 

Keep in mind I'd have all flight and hotel receipts to prove I'm out of town and I would hate not to charge buddy good rate use while I'm gone.
