If you are getting a loan, they will require you to get "homeowner" insurance, which covers loss of the property due to fire and/or what other perils they may request (flood, earthquake, etc).

Everything I've seen is townhouses that were built to be sold directly to consumers and when the units couldn't sell individually, the developers cut their losses and sold to out of town 1031 buyers looking for an easy button.

That's the cheapest I can get with replacement cost and a $5,000 deductible, no loss of rent coverage, etc.On a quad, I'd expect you're paying at least $250/mo or more.Lawn and snow removal also seems quite low.

That being said, it is almost universally believed that to arrive at a cash flow number one “modifies” the profit and loss statement by adding back not cash expenses such as depreciation.BUT, here’s my issue.

Not many companies off comprehensive STR insurance but there's a few, and you may get extra coverage on loss of rental income, bedbugs, etc.
