You're now in a position of harming your reputation if you don't follow through on the deal. 

For example:I found a property on the MLS in Garland, TX with the following information and analysis (it is under contract now, so no harm in sharing):- I would plan to fully furnish this and offer house keeping too

I don't see the harm in screening them both/putting both names on the lease.

However, I consider myself really lucky that neither she nor her "friends" actually did me any physical harm. 

Please note: there are hundreds if not thousand varieties of mold and not all mold is harmful but it can be unsitely and potentially damaging, so in my opinion should always be gotten rid of where possible.
