Make sure that your property is pristine on the exterior - no trash, no parking on the grass, no foul language, no 'guys' just hanging, and no dang dumpster. 

Also, ODOR is a huge issue.

If the contract wasn't vetted by an attorney then that's a huge party foul for the seller to sign their house away without understanding what is in the contract.

If you have no doubts about their character, and are satisfied with the deal, no harm no foul...unless you find out later they were aware of some undisclosed material defects that will cost you.

Horse manure smells less than most animals but depending on how frequently the stalls get cleaned and where they pile the manure and also what type of bedding they use can all play into the odor thing.

My dilema is I now have the lower rented and the upper unit tenants moved out and they were not messy people but the place smells like Body odor and it’s been 2 weeks and the smell has not gone away.

Unfortunately the place stinks like cat pee, and I would love to change out doors and trim to get rid of the odors and 1980's look. 

Perhaps you can purchase some sort of air purification system that can be placed in the unit to help minimize the odor?

I checked with an attorney that specializes in securities to make sure the way I do it doesn’t run a foul to securities law.
