You are just starting in the industry and I wish you all the best, but i know that you will very soon discover just how challenging and risky MF investing can be.

It either has to come from your own resources or be gifted to you.I suspect it works similarly in your area.That said, there will be folks who will tell you ways to circumvent this requirement ... and it happens routinely, but in the end the lender could pull the plug on you if discovered ... or worse, the words mortgage fraud can come into play as you will likely attest that the downpayment comes from your own resources.

I discovered BiggerPockets by chance a couple months ago and have been hooked on real estate investing ever since, listening to every podcast I can and devouring real estate books as time allows.

I uncovered a multitude of issues (mainly cosmetic) but I have a couple of big ticket maintenance issues remaining - a slab drain leak (not supply) which was recently discovered and the home appears to need slight leveling (door jambs tight, small gap on brick outside).

Discovering BiggerPockets and what is possible outside of a "traditional" career was truly eye-opening.I thought of myself as having a fair degree of financial literacy, but through coming here and then nonstop reading I realized just how much better I could be doing.

For those landlord that have a problem enforcing their lease you need to sit down a rewrite it before a tenant discovers your weakness.

You should have take action immediately upon discovering they moved in.
