I would structure it so you have a mortgage on the property in the amount you would otherwise charge for your services, call it a "loan" to the company in the operating agreement, and then agree that the lien gets discharged at closing, as satisfied by whatever your percentage is of the sale.

It will actually be somewhat less since there will be legal & discharge fees for the original loans and legal & costs for the new loan.

The discharge drain needs to be secured with a strap so that it doesn't kick out of the hole.Steel braided hoses for hook up tend to be better than the black rubber ones.
