I understand that having a devoted LLC for the land would be prudent, but I'm curious as to whether there would be tax advantages to keeping everything together as there will be substantial expenses going into the building of the home.Any advice would be so appreciated.  

But nevertheless, I'm hoping to be able to repeat this and while I have to put in more money than in a BRRRR deal, I believe that it is an amazing strategy for investors who can't devote the time needed to be successful with the "less money down" strategies.

Hi @Chris Noles, I agree with others above that $120k might be too low for MF, but another thing to consider is to invest as LP (limited partner) on a large multifamily syndication (passive), especially as you are new parents and rightfully so don't want to devote much time to REI at this moment.
