Newbie living in Annville PA looking to retire to Rapid City SD

Getting ready for retirement and wanting to secure a better retirement income through real estate. Have 3 SFR but now have more time to devote to real estate. My first investments were in the early 80's and then did my last in 2013. All have been turnkey rentals. I want to branch out to multifamily investing. I self manage one but that has been the easiest. It rents to medical students: guaranteed money for 1 year and no vacancy factor. Others I use property management. Wanting to get a better return on my money. Always looking to learn from those that have been there before.

 Sorry about the last post Didn't write before I posted, My med rentals are in East Grand Forks MN. Med students know they are accepted by the end of February. New student orientation is end of March. I contact the admissions department and have them send out an email with my contact info. I schedule an open house during new student orientation and have them fill out applications. Usually do a closing walkthrough and new tenant walkthrough on the same day. I have even rented sight unseen. Collect my money up front for the deposit and collect first months rent on walkthrough.
