We are searching for new tenants and are considering a tenant who has plenty of income and >800 credit. She would want to have a single parent with 2 kids live with her who has 0 credit (not sure how this is possib...

My point is that in a market where overall demand is unbelievably strong, the opportunity-cost numbers are not that strong for an all-cash, or any for that matter, acquisition relative to past history. 

Any pushback, I’d let her know she should have made you aware of that up front, not lie about her rent history.

The easiest way would be to look up the permit history for the new construction.

My insurance company says they exclude coverage for exotic animals and any dogs with a bite history.
