So you have to be careful when just looking at data. 

Because the cost of roofs, ac units, water heaters and so on don’t care if you collect $600/mo in rent or $3,000/mo.  

They can take care of a lot of the monotonous tasks, and even do things like send leases, screen tenants, add rent charges, pay utility bills, the list goes on. 

I need to put together an addendum speaking to the fact that the tank will be full upon their move-in date and they need to ensure it's full upon their departure — or the $ will be deducted from their security deposit.Does anyone have an example of an addendum they can share that speaks to this?

Its business and you should conduct yourself in such a manner.I really don’t care what your kids would say because I am the person that takes care of this property.

I don't care if the market is up, down or sidewise, I'm still a buyer. 

You can also counter this person with a lease instead of an easement. 

Classes B and C are okay, although we will spend more time analyzing a Class C.

PS been a CA RE broker since 77 I think.. and I dont sell RE any more but if I got back into working with the public ( I only sell properties i own).
