All that really matters is YOUR capitalization rate that is a blending of your debt constant and required yield on your equity in whatever proportions they will be used to capitalize the purchase.

Your property has issues.To take those issues on for an investor or group requires a certain price point in selling.These reports you mentioned are usually MACRO and mean nothing as it is a blended rate with varying properties that are similar but very different as well.Unless this report was a MICRO report I would not give it much weight as to what CAPS are trading at.

I could be wrong, but with all the R22 equipment that will be in existence for the next 30-50 years, I expect there to be a hybrid blend or some sort of substitute to take it's place until the phase out is 100% complete.

Robin Grimes, I did a double take at the title, as I JUST did this with a high end tenant that needed to move quickly (relocation).Grateful for the sage advice John and Michelle added.I gave him access to a closed garage, and didnt give him keys to the main house as an anchor to ensure we wouldn't have problems with him changing his mind and wanting his deposit back.Worked perfectly and seamlessly.
