@Bella KaufWeather-- if it gets below 20 degrees, I get calls about the HVACs not working (they are, it's insanely cold), and then you have to worry about pipes freezing.. and then when it gets super hot, you similar calls about it not working again (it's working, it's hot outside!)

Indy while initial cash flow may be higher there is also more maintenance with a cold belt state and long term rent growth and other metrics tend to not be as strong as warm belt states.Most out of state investors fly in and look around about in a 1 hour direction from the airport at each state's main hub.Austin is expensive to buy in right now for rentals.

Everything that I've researched about talking to potential sellers seems to fall into one of two categories - 1) how to talk to motivated sellers who are contacting you based off of your marketing or they were referred to you, or 2) how to talk to absentee owners (people who own the property you're interested in but they live somewhere else) that you're cold calling.
