Yes, I can take cash out and try to invest in higher return projects, a sort of carry trade, but the reality is that increasing return on equity generally involves more risk. 

That said, it could be that the location of your property has some sort of local ordinance that has a 90-day limit, and Airbnb is simply following that.

If you are in a metro area, I would always make sure it works as a LTR as a worst case scenario that regulation shifts.

There is a lot of risk and variables to navigate and sort through and I'd much rather learn on-the-job with my own capital than risk others.

I haven't experienced anything in Florida where there is any sort of inspection by the local or state governments for rentals or even the sale of the property.

I'm sort of the opposite, especially for folks that are geographically distant to their properties.  

I can tell, right here, right now, that Austin is the worst major metro to invest in rental housing stock in 2024.
