@Nathan GesnerI agreeThe first time I was sued I was scared you know what and settled when I had a winning case.After the first one you learn your lesson - also you are correct that we get calls and letters from attorneys saying we violate ftc because someone signed up on our website for more info and we call them and they sue.

If rates go down it's a win win win for you the value of your house will go up with more demand, you can refi, and it's better for your future investments.

Best bet is to establish a heloc if you intend to borrow funds short term.

You didn't provide the numbers, but I'll bet you have a lower ROE than the interest on a a 10-year treasury note. 

The most successful investors I see tend to get laser focused on 1 or 2 strategies in 1 or 2 markets and they get really good at doing the same winning thing over and over. 

Figure out your “why” as to what your  cash flow problem is and I bet you will want to keep them!  

Hi @Guy Idan, like others in this tread said, is important that you "vet" the Syndicator (aka sponsor) - every component of the syndication is important (the property location and the local economic drivers, property class, the loan type, property management company, the sponsor, etc.) but I would say this is more as a bet on the jockey than on the horse.

Im curious about how the successful private money lenders have established terms that have been win-win for you and your lenders.
