Maybe a study themed place might target your ideal renter....You might even want to continue in student housing after you graduate or sell (and who knows the appreciation might cover you college costs!)

I know this is off topic, but in the theme of improving the forum I thought I would make the suggestion.

I deal mostly in the Med Center.

They are usually the first Tues or Wed of the month which is next week so it's great timing.

I see on the calendar there are themes or activities scheduled. 

Growing up, my mother played a lot of different audio CDs and a common theme in many of them was the importance of real estate investing.

She keeps telling me about the ludicrous prices for renting out these even simple wedding/reception venues.

I'm trying to decide on a theme for my rental kitchens, I use white cabinets, and jamocha granite countertops because they look nice and there cheap.

sure I have installed plenty of them and could assist you on wed of this up coming week if you could hold out till I get there I will be in town Wednesday I have to be in town to sell a house I have there 

I will defiantly be making theme aware of "CFPB" that's information I would have never known, I was just advising them to a lawyer.
