While you can’t completely control who applies to live in your properties, you most definitely can find areas that are popular with students, young professionals, families, etc. 4) just as important as finding the property, you need to have an exit strategy in mind for the property.

The speed at which you pay off the student loans and 2nd lien is more of a judgment call to me.

I currently only have a $3k cc and a $50k student loan from my Masters degree that is broken down into two $20k loans at 6.875% and four loans under $1500 at 2.14%.

Hopefully you'll get some decent advice here that will steer you in the right direction, but I urge you do search the forums and do some googling as you'll find better and/or more information.
