For example, here in So Cal, properties in the $300k-$500k range are flying off the shelves (those that are in perfect condition) and as such, one can easily use the top two sold comps in the area to peg a realistic ARV in a sellers market.

I just bought a duplex and am currently getting it rent ready (was a gut rehab with no utilities/shelving/etc.) to house hack.

Also, any large capital improvement projects might need to be shelved until the cashflow has stabilized.

The 36inch lazy susan had a door that spun around with the shelving and the weight of the granite depressed the top corner supports just enough that I had to shave the top & bottom of the door to avoid it jamming on the top/bottom edges.

Houses in the lower 300k are flying off the shelve like hot baguettes and much so with multiple offers.

They built a shed, moved a large storage trailer onto the site, added a shelf to the bottom side of the carport roof, blocked the egress to the back door by setting up shelves in the interior hallway, started storing things under a tarp outside the back door and even created fencing around that pile.We negotiated with them that they could keep the shed, but the trailer had to be moved off the property, the shelf had to be removed from the carport structure, the egress to the back door had to be sufficient to use the exit and the outside pile under the tarp and its fencing had to go.  

My neighbor owns a large civil engineering firm , projects in the design stage have been shelved for a bit .

Around here, B class - - ceiling fans- LVP flooring throughout, sometimes tile on bathroom floors- tiled backsplashes/showers- medicine cabinets, shelving, hooks, any kind of extra storage!

Right now, lending rates are low and properties are still flying off the shelves at premium prices (at least here in So Cal they are).
