Sorry for the long post and all the round/estimated numbers but I was so young and didn't have a clue what I was doing so I don't have them saved anywhere readily accessible.  

I'm looking to change my life towards financial freedom and get away from the 9-5 mentality.

I just had second round of appraisals done on properties and I have accumulated close to 50k in appreciation on all properties since I bought.  

Homes sell year round but spring is generally the busiest time April through June.

These are the big ticket items that will significantly impact cash flow. 

Reactive marketing is great as well, with pay per click ads, website leads, and the golden ticket referrals.

When I travel to Hawaii, and spend a day or two looking at potential investment housing...even if I don't buy anything...that plane ticket is a deduction.I'm going to assume you're a smart guy, so as you know, there are numerous methods to get around paying taxes on your real estate income.  

I'm on my 2nd round of going through the podcast and combined with all the forums posts, they have taught me literally everything I know.

After that you can do what you wish.People trying to be sneaky often get away with it... their first time.

They closed trouble tickets without contacting me, did not respond to emails and the people on the phone were clueless.
