I just know he can’t grt the loan alone or at least he wasn’t able to 3 years ago and thinks he still can’t.He’s adamant about no roommates but I was wondering if he could do it temporarily to boost income but it seems like it’s far longer than he’s willing.

I recently discovered how profitable certain real estate strategies can be, in part thanks to my old roommate, @Avery Heilbron, who's currently running a successful househack in the Boston area, and recommended joining this community.My current househack plan is to purchase a near turnkey SFH 3 BR in Northern Point Breeze under $300k with an FHA loan and 3.5% down, and then rent out two rooms to friends which hopefully more than covers the mortgage and live in the third, managing the property.I have no experience but have begun educating myself through seminars, blogs, and podcasts.

For what it's worth, I started out at age 22, the house was kind of dumpy so I did some initial, minimal cosmetic fixes and got a couple of roommates while I lived in the basement, which was not finished and served as a pretty powerful motivator to get it finished in my spare time.
