I'd figure this be in the "nuisance clause" being that it can be a health risk to myself and other tenants?

Smaller nuisance liens I may take title sub too but something this big I would get it agreed upon with my city to be paid out of my escrow when I purchase.. 

The tenant is committing waste; or is a nuisance, or is using the dwelling illegally or not as a home in violation of the rental agreement.

Aren't cats a bigger nuisance?
