You are narrowing your market by only looking to lenders who are local to Cleveland.

That will likely get you a narrowed list of wholesalers in the markets you are targeting. 

@Seth Wilcock I live in Indy, the Emerson Heights area while an up and coming area, isn't Class A heavy, mid B and C's.

It's a way for me to diversify into Class A, B, and C properties.

As for all the information out there, narrow it down to what your long term goals are and focus on that. 

If you're feeling feisty then get some of the other 30% and band together as a class action and let the 70% and the ultimately buyer know that if they want the property they'll need to go through you.
