It's not so much the technical skills that make the best wholesalers.The best wholesalers understand that their job is to first understand the specific needs of the seller, then to help the seller craft the best solution to their particular problem, and finally to bring on whatever skills and resources are necessary to complete the transaction profitably.If, at the end of any wholesale transaction, both the seller and the end-buyer are not better off (however they each define better), then that wholesaler did not do their job properly.

since they are private lenders, you can probably craft a deal with them the way it makes sense for the both of you. best for you would be balloon payment at the end or interest only until maturity.
