You are right about playing the long term game.

Referrals - Have not been in the game long enough to get past clients returning or referring out.

You will notice that they only fund less than 70% of ARV and the borrowers have skin in the game.

The TM will present 100 scripts to get a cold appointment down to 1-20 for a FSBO It’s a true numbers game.

If you have the 50k you can maybe even use that to partner up with an experienced flipper and put some of that money in the deal as many want you to also have some skin in the game.

We're most likely looking at multi-family (initially) in lower cost of living regions simply to make it affordable for us to get into the game.
