Every market is different, skills are different, location matters, proper due diligence matters and your individual lifestyle even matters.There are millionaires who live very humble lives and you would never know they were wealthy. 

Does NOT matter what their excuse is, start the clock by sending them an eviction notice!!!!

For ourselves, we don’t care about that channel anyways so doesn’t matter to us.A few weeks ago we exported all of our listings to Google vacations.

I mean, no matter who we vote for, the deficit goes up.

But each transaction is a roll of the dice, and as any gambler knows if you continually “double down” it’s just a matter of time before you lose your “stake”. 

You can't let your mortgage payments be late no matter what it takes.

Thanks for the shout-out, @Evan Polaski.There are other risks here--first is this can't be bought at a 4.5% cap rate, or any cap rate, for that matter, if it is a new-construction lease-up. 

I guess it only matters if you get sued or a notice to appear. 

For a problem that could have been resolved in a matter of hours/days or just a week at max, you can easily waste a few weeks here; - It is very often difficult to get them to act.
