Read as many books as you can find, listen to podcasts, try to grow your knowledge in any way you can.

When it comes to shady and ALL  contractors period you need to listen to Rico, the RE.I. on Instagram who advised all Investors to UTILIZE ESCROW ACCOINTS [or bank trust accounts or SELF-DIREXTED IRA ACCTS. or simply a bank savings FUNDED ACCOUNT from which the bank must handle all co tractor payments disbursed.

Start listening to the BiggerPockets podcast starting at the very beginning and start growing your network, look on Facebook/BiggerPockets for different events, find a mentor doing what you want to do, and get to know the local lenders/brokers.

In six months, if you read some books and listen to podcasts, your knowledge base will be up, but you will also have connections.

You will discover more viable opportunities by being a good listener within earshot of the legal,professionals who encounter these issues rather than a guy who wants to get something.
