My property manager lives onsite.Most of the bad element has gotten out of there.Once they see you will rule with an iron fist they see the writing on the wall and move away.They are looking for a tired landlord to manipulate the situation.I think some of these tenants that act crazy aren't crazy at all.Mainly professional tenants taking advantage of a situation.If any tenant is out of line we won't hesitate to have them arrested.My manager carries and is well versed with his weapons.People can't live in fear.Once they know they hit your wavering point upon escalation they know they have you from then on.If they are a possible illegal alien you could report to ICE and maybe they get hauled away and deported.

I'm not saying that you use this as an alibi or whatever, just thinking that it wouldn't be much different, in terms of your liablility, than a tenant burning themselves on their own BBQ in the back yard.I agree with Mtich and Bill, the size of the pool matters.

As someone else mentioned, if people have a horrible nights sleep, it doesn't matter if you had a 60" HDTV, pool and BBQ pit; they will have slept horribly and will NOT enjoy their experience.

The last time I was Orange County probate court the security deputy greeted me by name and asked if I'd be going to a mutual friends BBQ; the judge greeted me by name in the elevator; and, a probate attorney made a beeline to come over to me to say hello.

The water had some sulfer smell to it whixh sounds likes it may have also had iron from what i read.

(Iron Triangle, North Richmond).I’ve had my eye on Vallejo for a while, but the commute is further, I still don’t think a lot of Vallejo residents use the ferry because it’s so expensive, and rent ratios seem to have continued to be higher in Richmond (I will add that it is closer to my home base which has a slight impact also – so I need Vallejo to be better than Richmond for me to switch).
