Latimer Luis Should I sell or keep after tenant moves out?

We have property in Raleigh, and our PM, Wilson Property Mgmt, charges 8%, no tenant placement fee, only a $150 annual administrative fee for up to 10 properties, inclusive, and we can choose to do the turnovers or more expensive repairs ourselves or they'll provide estimates and do it for us.

Second question, she also likes to do all inclusive, stating that is the way renter like it in this area. ( I figured out, she also gets bigger fee, since its on pay collected).

@Eric Michaels said it best, it depends on each property.Here is a short list (not all inclusive and not in any specific order) of the most common (not necessarily the least costly) rehab items that add the most value to a home:Kitchens, master baths, curb appeal, flooring, paint, bathroom upgrades, & correcting a poor or constrained floor plan.
