I do not feel comfortable going back over there after how they acted during the inspection.Do you think they will have legal grounds to move forward with suing or rent escrow actions given the following circumstances 1) "as-is" language in the lease (pasted below); 2) nothing about smell is included on the pre-move-in inspection; and 3) the city inspector was already out and stated there was no violation?

And lastly, it is one of the few remaining markets that you can get a 'steal' for a property.....all I recommend is that you rely on your 'boots on the ground' to point you in the right area codes.  5/30/24 Update:  I have been patiently waiting until our court date to reply to this post. 

There was a group trying to get off the ground maybe 2 yrs ago. 

With the Boots on the Ground team (agent, contractor, property manager), I would add experienced local investors to this.

My experience with ground-up commercial real estate either had the utility company, the GC, or the associated contractor doing the work which was often less extensive (with the exception of stormwater).Who runs electric?
