With FHA is problematic, I believe once an FHA appraisal is done it tags the property for 6 months, if the numbers aren't there the bank wont lend - you'll have to make up the difference in cash.

Also perhaps there is another investor at the REIA meeting that will let you tag along on a rehab project to see how it works.
