I'm also aware that 99% of borrowers walk away, not sure just guessing there, and probably in most cases there is not a great deal of equity, but if there is and you lend/foreclose to gain properties you'll have several issues if someone cries foul, you can be sued and you'll lose as the concept of collateral is not as a profit center but to ensure that a lender doesn't lose amounts lent.That's true in all states, but can be more of an issue as to the disposition of collateral under state laws, imposing types of sales, reduction of price or holding auctions.

After reading all posts, I still believe it's not going to change my occupancy rates if I ask our guests to:-pick up their trash (vacation or not, why wouldn't you-seriously, how messy are you)-load the dishwasher (why would you live with food spoiling on dishes when you're expecting to have a relaxing time w/o the rotting smells)-place used towels in the washer (odor & mold issues)This is plain ole pick up after yourself stuff.

It's a gift to the government for having not thought through your structure properly.Now if you had been a regular LLC, you never would have paid that $1953 in tax because all competent software recognizes that you already met your Social Security limit and all is well.Now, if you've got relatively lower salary and lower S-corp salary that does not go over the Social Security limit when combined, then it's no harm, no foul and you absolutely do save a lot of taxes in structuring as an S-Corp.Guys - taxation is NEVER cut and dried.
