But once again this is town specific, there are towns that have some extreme laws that are not landlord friendly.

2 tenants in this duplex 1 pays on time every month the other one pays like 5 days late for 50% of rent then pays the rest even later if I evict I would have to give a 90 day notice as they have been there for a while...

I wouldn't think they would require a redo for work that is readily visible, but it seems like your inspector is on the extreme end.Try asking for forgiveness first since it is a trivial amount of work with low complexity/skill required.

Getting a contractor can be extremely frustrating especially if you need to make an offer without even looking at the property.

Attention new investors: As I’ve immersed myself in the BiggerPockets forums, I’ve observed an extreme emphasis placed on asset protection by those entering the business but their approach and where they decide to allocate their time and resources is misplaced.

Not saying roaches aren’t an issue because they are but I do feel like she’s being a bit extreme when she’s seeing maybe one roach every other day or so.  

I am wondering if it is a good idea to invest in one of these foreclosed homes or old single families. the prices there are actually extremely cheap compared to where I live in new jersey. my overall plan is to own multiple rental properties.
