We spent 2 weeks making cosmetic improvements to the unit and were able to re-rent it after 1 open house to a wonderful tenant at $1,775 - $300 more than the previous tenants / 1 months lost rent.This experience emboldened us and, when we started having problems with a tenant in another unit (multiple domestic violence calls, set a small fire inside, etc), we were eager to flip it.

My domestic partner grew up in Montrose and her mother still lives there so we visit at least a couple of times per year.

A foreign investor is not different than a domestic one; they're both investors. 

Friday 1/24/2010: Tenant calls at 2:21AM (leaving a lengthy voicemail) stating that there has been a domestic physical altercation, there are police at the property and the back double sliding door needs to be boarded up and replaced because it was ruined.

There are a few states that provide good domestic asset protection trust but these may be tricky when holding properties in a different state.

Bookkeepers can be remote as well as the CPA as long as they know what they are doing.My clients are all over the country and I work with CPAs that work both domestically and internationally. 

I was just pointing out being the victim of domestic abuse is not her fault.

Hi Simon,I'm a real estate agent in Manhattan and work with investors both domestic and foreign.  

Obviously Atlanta and Charlotte are furthest in distance but with Delta's HQ in the largest domestic airport of Atlanta, prices might not be too bad if you needed to come visit your properties from time to time.I hope this helps and I'm here if you have any more questions.
