Sure, they can break a lease, but most reasonable people, under threat of lawsuit, or bad credit, will follow their lease simply to prevent any trouble.

I call it credit card hacking though thats probably not a great name for it with cyber crime and all.

This seems pretty low-threat to me. 

The seller sent all kinds of threats to me and I just laughed it off.

I’ve now done about 80 syndications using Reg D, and have not even had the threat of a lawsuit!  

State the facts honestly, fairly, and professionally and then do what you have to do.He may threaten to sue you but 99.999% of those threats are just empty threats.

All of the threats of, "Take this or you get nothing", or "Take this or borrower files BK", or "Take this or the senior forecloses", and other tactics rarely, if ever, get anything more than a laugh.

It likely won't pose a threat to your home, however, if the tenant continues to live in the property with no running water it could cause an unsanitary mess that you might end up with in the future...

And this creates a great symbiotic relationship, investors can grow and expand their professional network while learning from others in a low threat environment while professional demonstrate their expertise in a tangible form (votes).
