We are always crystal clear on telling the seller that we have no intent of ever paying off the loan early, and they potentially will have the loan in their name for the next x (up to 30) years. 

Obviously, I don't have a crystal ball and this is just an opinion.

I've built up a decent cash reserve that could cover my expenses in the event that all tenants stopped paying for at least 8-10 mos.I've heard some suggestions that it may be a good idea to do a cash out refi on some of these homes that have equity to have cash on hand in the event that some of these future opportunities crystallize (discounted homes, stocks, even opportunties in the beaten down oil industry).  

I do not have a crystal ball, but it's hard to imagine $4.2tr being printed will not have some inflationary effect at some point, and that may very well drive mortgage rates (as well as nominal home values) back up.

I personally think rates are going to keep going down until Septemberish, but I don’t have a crystal ball to be sure.

I know there's no crystal ball into what the future holds... but I'm also doing my best to educate myself/seek advice.I would love to hear from the community about this subject!

I have contacted a couple lenders to see where they're at right now and what they expect in the future, but I suppose nobody has a crystal ball....
