Am I crazy or should I buy as many houses as I can in that neighborhood?

The only way to defer capital gains tax is by doing a 1031 exchange, which he can in a seller financed deal.  

I'm sure that i will fat finger something using my excel document; hoping to sign up for Pro membership soon, so i'll hold out

I'm trying to make everything as transparent and fair to all parties as I can in the contract, but having previously carried the financial load in a big way for other people's goof ups on a rehab of my own, I don't really intend to do that again.

That can in-turn mean lay-offs, but I don't see any lay-offs above and beyond normal market churn for the Bay Area.

I also do what I can in reading through the posts for anything relevant (that would be everything).So I have a pretty good knowledge on rehab as I have done two complete rehabs on foreclosures that I used as my primary residence.

So, start trying to find what data about sales you can in the county recorder and county assessors data.  

I love the idea of upgrading the windows and doing what you can in order to reduce these noises and for lack of a better answer I would have to say that the location should offset the noise, but let it be known that the house had upgrades to reduce the noise and it was priced with that in mind.
